Kosene & Kosene helped blaze the trail for condo development in Indy's city center

Two siblings with a dream to strike out on their own. Gerald Kosene and his brother David didn't have the financial backing, a family heritage or an established name. All they had was a shared vision and some experience in the real estate world constructing small shopping centers, medical office buildings and industrial warehouses.

In the late 1990s, the brothers decided to gamble.

They steered away from their commercial offerings and decided to focus mostly on building luxury condominiums. They believed that a "new urbanism" concept taking off in other cities would allow them to build and sell condominiums in Downtown Indianapolis, where residents could live close to work, shopping and cultural and sporting events.

Florida condo project selling well for Kosene

Indianapolis-based Kosene & Kosene has sold almost all of the 208 luxury condominiums in the first phase of a Southwest Florida venture.

The Residences at Coconut Point in Estero is part of an urban residential development in conjunction with the Simon Property Group's Town Center at Coconut Point shopping center.

The project contains 290 luxury condos. Phase 2 plans are under way and will be built over retail storefronts on Main Street, a news release said.

When completed, the project will include 1.2 million square feet of open- air retail space; 90,000 square feet of office condominiums; one or two hotels; and Kosene's luxury residences.

City will slightly alter layout of City Center

Officials broke ground on the City Center project Thursday and unveiled a new site plan for the 80-acre area, showing the two theaters in separate locations just west of the Monon Trail.

Several hundred people attended the white tent groundbreaking, where city officials and developers symbolically overturned dirt with silver shovels while a five-piece band played.


City Center, billed as Carmel's new downtown, will be a pedestrian-friendly mix of restaurants, shops, luxury residences, office space and a hotel. It is at Range Line Road and 126th Street, just north of City Hall.

Work to begin today on City Center
Groundbreaking will start project that's been in news for 10 years

After 10 years of debate, demolition and designs, construction will start today on Carmel's new downtown.

City officials and Pedcor City Center Development are having a groundbreaking ceremony at 11 a.m. today at the 80-acre site at 126th Street and Range Line Road.

City Center will take about two to three years to construct. The traditional-looking Georgian-style brick buildings will feature a mix of retail, condominiums, apartments, restaurants and office space. A hotel, spa and outdoor amphitheater also will be built, and green spaces will be installed.

The project includes the city-built $80 million Carmel Performing Arts Center, a 1,600-seat concert hall and a 500-seat theater, which will open Sept. 1, 2010.

During his first campaign for mayor in 1995, Jim Brainard said Carmel residents told him they wanted the city to have a true downtown.

Divisive condo project can only help Broad Ripple

They made great points.

They argued with passion. Their words evoked a sweet nostalgia.

I wanted to take their side. I really did. But I couldn't.
I'm talking about the Broad Ripple residents and small-business owners who came to the City-County Building on Monday to protest a proposed condominium project.

Trying to fight City Hall, the opponents spent their evening talking about developing away Broad Ripple's "charm" and style and unique nature. They said the 28-unit condo project on Winthrop Avenue would be out of character with the street's bungalows. Putting a row of condominiums just south of Broad Ripple Avenue "would be like putting an aircraft carrier in the canal," resident Stephen Culbert said.

Oh, come on.

The condos will be a huge improvement over the four shabby duplexes they are replacing. The duplexes form a depressing ring around the 1-acre site, looking like an unkempt 1950s-era motel you might find somewhere off Route 66.
