EXPERIENCE:

To be considered, you must meet the following requirements:
-This position requires a 4-year degree in Construction Management (or similar), 10 years construction experience and 8 years supervision experience or equivalent combinations of education and experience with a construction organization
-We would prefer that this candidate have experience with residential projects (multi-family condominium and/or apartment community) or large commercial. Would like this candidate to have been the top on-site superintendent on several projects.
-Complete knowledge of all phases of construction.
-Proficient with project reporting and document control
-Must have a consistent employment history, demonstrating loyalty, leadership and commitment.
-Proficient in Microsoft Office, including project scheduling software.

The Position: The Project Superintendent provides direction to on-site field administration, supervision, and technical management for all construction operations. The Project Superintendent plans, coordinates, and executes work on time, within budget, and in a safe environment, while promoting positive relationships.

Primary responsibilities for this position are:

-External Relations: Promotes the growth and development as well as maintain good relationships with all homeowners, architects, subcontractors, etc.

-Quality Control: Implement, maintain, and enforce the Company’s Quality Management System. Perform a qualitative review and provides feedback for all change orders and subcontracts. Perform a qualitative review on all contract documents, identifying potential errors or conflicts.

-Management: Perform and monitor all job site control reporting measures: daily reports, quantity reporting, accident and incident reports, and timesheets. Coordinate and manage all material deliveries, subcontracts, and work performance. Ensure timely project completion through project scheduling, accelerate deliveries for materials, and management of materials. Coordinates daily construction activities and provides technical assistance to all members of the project team. Develop, mentor, and manage subordinates. Coordinate all required field inspections.

-Teamwork: Assists Project Managers in the development with the initial project scheduling as well as communicates sequence and schedules updates to all subcontractors and vendors. Participate in recording issuance progress reports, payment applications, anticipate cost report and other financial cost reports. In coordination with the Project Manager, develop general conditions budgets and through labor cost reporting manages and controls the budget. Actively participate on internal teams that focus on continuous improvement. Obtain and install standardized project signage from Marketing Department and other required identification material.

-Documentation: Develop, maintain, and enforce project site logistics and temporary facilities plan. Posses working knowledge of all project plans, specifications, homeowner contracts, subcontracts, purchase orders, daily correspondence, shop drawings, submittals, and all other project related documents. Maintain a complete and accurate set of as-builts and provide documentation for all submittals and approvals. Comprehends all trade contractor’s means and methods in accordance with the project contract documents. Maintain a set of contract documents that contains all the current contract changes and clarifications. Develop and execute a plan for monitoring and completing punch list items.

-Safety: Implement, maintain, and enforce a project site specific safety program in accordance with Company policies and procedures, OSHA requirements as well as with in state and federal laws and regulations. Manage all OSHA site visits. Ensure that all requirements of insurance, safety, labor relations, and Equal Employment Opportunity are met. Understands local labor requirements, availability, and capability for work performance.
